Fundamentals of Land Design and Development


Course Description

Course teaches the skills and evaluation methods needed to develop a yield study for a parcel of real estate. Students will learn to evaluate the various environmental, legal, and physical opportunities and constraints for residential and commercial land development.

Additional Requirements for Graduate Students:
Graduate students are to identify a research question in the various environmental, legal, and physical opportunities and constraints for residential and commercial land development. They will prepare a written and oral presentation of their research findings. Students are expected to help develop relevant follow-up questions and help facilitate class discussion following the presentation.

Course Objectives

1. Understanding the components of a site survey (boundary, topography, easements, and setbacks) 2. Understanding environmental factors related to site development (hydrology, vegetation, soils, topography, wildlife, historical and cultural resources) 3. Understanding legal factors related to site development (land use and zoning) 4. Preparing a site inventory and analysis utilizing knowledge of site survey, environmental, and legal factors 5. Utilizing information from the site inventory, prepare a preliminary yield study for residential and commercial development 6. Analyzing the effectiveness of the yield study in achieving a harmonious balance between environmental, legal, and financial outcomes
